Big Kent council latest to offer landlords 'guaranteed rent'

Maidstone Borough Council has become the latest authority hoping to entice private landlords to hand over their properties in exchange for guaranteed rent.

More and more local authorities are now offering such deals as they urgently seek to reduce their housing waiting lists, and Maidstone is only the latest.

Its new private sector leasing scheme offers landlords a long-term lease of between three and five years with a guaranteed monthly income as well as a free professional property management service run by the council.

During that time, the authority will be responsible for property management and will take care of repairs and cover all council tax and utility bills. The leased homes will be used as temporary accommodation for households in the town affected by homelessness.

Liveable condition

Councillor Simon Wales, cabinet member for housing and homelessness, says properties must be in a good liveable condition and meet relevant property standards to qualify for the scheme. “The council will require proof of ownership, valid safety certificates and current building insurance,” he explains.

“At the end of the term, the property will be handed back with guaranteed vacant possession and in a good condition. Please get in touch if you are a landlord and would like more information.”

One landlord who has recently joined the scheme says: “I would certainly consider working with the council again and recommend it if you are someone who likes the stability and certainty of knowing your property is let and that your income will be consistently paid on time.”
