Rightmove says the average rent in the UK now eats up 50% of the net income of those living within the private rented sector where the monthly rent per property is £1,526.
This pitches the portal at odds with the Government’s most recent ONS data, which in July last year revealed that 32% of income in England (excluding the rest of the UK) is being spent on private renting.
The lowest rent charged by landlords on average is in Hull at £799 per property.
The portal says London has the highest rent per property/tenancy at £2,695 pcm followed by St. Albans at £2,330 pcm, and Oxford at £2,041 pcm.
The lowest rent charged by landlords on average is in Hull at £799 per property. Second on the list of Great Britain’s most affordable cities is Carlisle, where the average advertised monthly rent is now £816. rexham is third on the list, at £817 pcm.
“We are seeing rental price growth slowing overall and a better balance between supply and demand,” says Steve Pimblett, Chief Data Officer at Rightmove
“However, as seen by this data, the picture can look quite different depending on where you’re looking to live, and agents tell us the market is still very busy compared with pre-pandemic norms.”
Angharad Trueman (pictured), ARLA Propertymark President, says:“It remains imperative that governments across all UK nations focus on boosting the supply of rental homes to help even out prices across the country and make renting a secure aspiration for many people who choose it.
“This can only be realistically achieved by supporting landlords and encouraging long-term investment within the rental sector.”
The most recent ONS data also shows that rents rose last year at approximately 9% year-on-year.
