There are many reasons you, as a landlord, may need to gain possession; maybe you want to move into the house yourself, or carry out extensive renovations, perhaps you want to move a family member in? Or you could simply be selling up.
Whatever the reason you might need possession, its important you do it right, both for you and your tenants.
And with the most recent NRLA research suggesting 46% of landlords are planning to sell at least one property in the next 12 months, there is no better time to refresh your knowledge when it comes to ending a tenancy.
We know that even the most experienced landlords can find the process onerous, but by following the correct process to the letter, you maximise your chances of getting the property back in a timely manner, as well as in a way that will minimise any financial loss and allow you to maintain a good relationship with your tenant.
That’s where the NRLA’s Ending a Tenancy course comes in.
During the course you will learn about:
• The process of ending a tenancy
• How to determine which notice to serve
• Using a Section 21 (S21) and the accelerated route to possession
• What is a Section 8 (S8) and how to gain possession using the standard route
• What action to take if the tenant doesn’t vacate the property
• How to avoid harassment, illegal eviction and your duty to your tenant's belongings
NRLA Training Manager Alex Nolan said: “Our data shows almost half of landlords are set to regain possession of at least one of their rental properties in the next 12 months – a huge number.
“And while the Renters’ Rights Bill, currently making its way through Parliament, will completely overhaul the possession process, abolishing section 21 and introducing new repossession grounds, those landlords serving notice now must comply with the existing legislation. This course will guide you through the process, ensuring you remain fully compliant with the legislation as it stands now.”
The Ending a Tenancy course, open to members and non-members, is available in eLearning format, allowing you to study remotely at a time and place to suit you, with the academy also offering an eClassroom, option, course delivered by our expert trainers in real time, via video on Zoom.
NOTE: This course is based on English legislation, the details of our courses covering Welsh legislation can be found on our Wales Hub here.
