Knowing when and where to invest are key issues for landlords and questions that are more important than ever given the current economic climate – and with widespread legislation change on the horizon. NRLA trainer Henry Davis explains how his Key to Property Investment course can help you stay ahead of the game.
As a veteran investor and developer, I have seen a lot of change in my 34 years in the business – and the current environment is one of the most challenging yet.
As well as the economic situation and the cost of borrowing, the Government’s Renters’ Reform Bill – specifically the abolition of section 21 possessions – will have a massive impact on the financial security of a landlord's business model.
The process for regaining possession where tenants are not paying their rent will be much more onerous and will take a lot longer. This is both as a result of to the process itself – which is set to see tenants permitted to build up three months’ worth of arrears before the landlord can serve notice – and the impact of increased demand on the courts service.
However, it’s not all doom and gloom.
Undoubtedly some landlords will feel they are being legislated out of business with yet more red tape, however others will see this as an opportunity.
An average of 21 people are competing for every rental property advertised according to new figures from property portal Zoopla, so we know the demand for rented properties is out there.
However, it is vital you as an investor make informed choices when it comes to investments … which is where my course comes in.
The Key to Property Investment will let you in on trade secrets helping you understand the tools, strategies and mindsets of successful property developers and landlords. This includes information on how to:
• Buy property not advertised on the internet or open market
• Improve due diligence, valuation, and wealth creation skills
• Identify deals and buy property below true market value
• Use ONS Data to find undervalued postcodes
• Source, configure and manage a profitable HMO
• Understand the difference between wealth creation and investment
We’ll also run through common mistakes investors make as well as the main challenges in terms of risks, rewards, opportunities, and threats.
You'll learn how to better organise, manage, motivate and systemise and – something that’s more important than ever given the changing legislative landscape – improve tenant retention. I’ll also talk you through the most popular software tools used by seasoned property professionals.
Key when it comes to investing is finding the right deal and the next up-and-coming areas. As part of the course, we will look at specialist sourcing and how to pick up properties on offer for below market value, with a step-by-step guide to finding undervalued areas.
The Key to Property Investment is one of the most popular in the NRLA offering – and it’s not just us saying that, with delegates describing it as an ‘amazing’ course with ‘interesting and engaging’ content.
As part of the training, which is available both online and in-person, you will also be given a range of supporting resources, including guides and checklists and a detailed 105-page ‘How To Do It’ workbook, which I have penned myself.
As a bonus everyone who attends is entitled to a free 20-minute troubleshooting phone call with me one-to-one after the event to address any bumps in the road you may come across in your property journey.
Investing in property isn’t easy money, however with the right advice you can still build a successful and profitable business, with NRLA Training Academy right by your side when it comes to making informed investment choices.
