Decison imminent on new EPC target for landlords

Private landlords are about to get a new deadline for making energy efficiency improvements to their properties.

The Department for Energy Security and Net Zero (DESNZ) has yet to clarify whether PRS homes will have to reach a minimum EPC rating of C by 2030, however a spokesman tells LandlordZONE, “he would be surprised if there wasn’t an announcement next week”.

If this is the case, it would mean landlords will have longer to prepare than plans proposed under the previous government, who set a deadline of 2025 for new properties to reach a C rating, and 2028 for all PRS properties. This was scrapped by Rishi Sunak last September.

2030 deadline

In its manifesto, the Labour party explained: “We will ensure homes in the private rented sector meet minimum energy efficiency standards by 2030, saving renters hundreds of pounds per year. Nobody will be forced to rip out their boiler as a result of our plans.”

DESNZ secretary Ed Miliband (pictured) says one of his key priorities is upgrading Britain’s homes and cutting fuel poverty through the Warm Homes Plan which will see it invest an extra £6.6 billion over the next parliament to upgrade five million homes to cut bills for families.

It will offer grants and low interest loans to support investment in insulation and other improvements such as solar panels, batteries and low carbon heating to cut bills.

Miliband adds: “The job of our department will be to deliver our mission so we can make the UK energy independent, bring down energy bills for good, create good jobs, and tackle the climate crisis. We will get started right away.”
