A new app is set to launch that helps prospective tenants decide whether a rental property ticks all the right boxes.
Property Score works by allowing users to consider, arrange and score a list of specific property features to come up with a single percentage figure or score that indicates how much they like the house.
They can arrange a feature list with the most important at the top and the least important features further down. Property Score provides the opportunity to score each feature with a simple mark out of 10.
It’s the brainchild of father and daughter, estate agent Amit and student Freya Batra, who believe tenants don’t want to make a wrong or rushed decision, or to be drawn in by an aggressive estate or rental agent. They reckon the best time to use the app is just before and during a second viewing.
Amit runs Lexingtons Estate Agents in London and says: “I and other members of my agency have been frustrated when prospective buyers and tenants viewed properties to buy or rent, spending a considerable amount of time within a property, asking all sorts of questions, and expressing their interest in it but then simply disappearing.
"There was no offer made and no meaningful feedback given other than the fact that they decided against it.”
The basic – one time use - version is free, while the standard version is designed for more serious renters and buyers, and the expert version gives users a comprehensive expert data pack. The standard and expert versions both offer an opinion from Property Score. Pricing goes up to £56 for three rental properties and a data pack.
Property Score is also for home buyers and the pair are now developing a Property Score-based programme for vendors and landlords.
